Welcome to M and C Concrete Services. By accessing our website or engaging our concrete contracting services, you agree to adhere to the following terms, conditions, and project guidelines.

1. Estimates & Quotation Validity

All written quotations and itemized proposals provided by M and C Concrete Services remain valid for thirty (30) calendar days from the date of issuance. Due to regional fluctuations in ready-mix concrete materials, cement shortages, and steel rebar pricing, bids not executed within 30 days are subject to re-pricing.

2. Subsurface Utilities & Sunshine 811

Prior to any mechanical excavation, saw-cutting, or trenching, our team coordinates with Florida Sunshine 811 to locate public underground utility lines. Property owners are responsible for notifying our supervisors of any non-public private lines, including private irrigation piping, landscape low-voltage wiring, septic systems, or pool plumbing lines within the pour zone.

3. Concrete Characteristics & Hairline Shrinkage

Concrete is a composite material subject to hydraulic curing, thermal expansion, and ambient humidity. Hairline surface shrinkage cracks (micro-fissures under 1/16 inch) are a natural physical property of hydrating Portland cement and do not indicate structural deficiency. We install tooled and saw-cut contraction joints at regular intervals to control and isolate natural movement.

4. Permitting & Municipal Building Codes

Structural concrete flatwork, monolithic slabs, footers, and seawall cap construction in Broward and Miami-Dade counties require municipal permits conforming to the Florida Building Code (HVHZ).M and C Concrete Services prepares all required engineering drawings, pulls master permits, and schedules mandatory city inspections.

Florida Construction Lien Law Notice (FL § 713.13):According to Florida's Construction Lien Law (Sections 713.001–713.37, Florida Statutes), those who work on your property or provide materials and services and are not paid in full have a right to enforce their claim for payment against your property. This claim is known as a construction lien.

5. Payment Milestones

Standard contracting agreements require an initial mobilization deposit upon permit approval, progress payments upon completion of subbase preparation and formwork inspection, and final balance payment upon satisfactory completion of finishing and joint cutting.
